As if we don’t have enough to do… Helping me run an 8-figure real estate business that’ll buy over 400 properties this year isn’t exactly a cakewalk…But he gets it. He’ll pout for about 5 minutes. Then he’ll walk into my office and start rattling off 10 different ways we can do it even better.
For a dozen years I have put my life, passion, and energy into buying and selling real estate. I eat, breathe and drink real estate. I’ve built what many consider to be one of the most consistently successful real estate investing businesses in the country.

If you know me, you know I ask a lot of questions… Why? Well… I can’t think of any better way to get the answers you need.. Can you?
I’ve surrounded myself with great people, too. Whether we’re talking my first hire a dozen years ago, or the fifty plus people who work for me today, each of them was hired because I knew that they knew a little bit more than I did in certain areas.
If I ever discovered they weren’t who I thought they were (everyone makes mistakes…), I quickly did what was best for them and the company and parted ways.
I joined a lot of groups. Masterminds, committees, organizations, councils, associations – you name it. Stayed with some – quit a whole hell of a lot more.
For at least 8 of the 12 years I’ve been in business, friends, acquaintances – even people I barely know – have come to me and asked me if they could be a fly on the wall at my company. If they could spend a day watching us do what we do.
And I know why. Some of my most profitable and powerful tactics we use were mirrored stolen – by me and Angelo, usually – from people who were more successful than me.
I didn’t invent anything. I listened. I learned. I implemented the positives and threw out the negatives.
My business — in fact, my success — is a product of trial and error, listening and implementing, testing and discarding.
I have a theory — many of you could really use some outside input… A group of people who won’t pull any punches… who will tell you what they think of your ideas — good and bad — and share their best practices as well as their pitfalls (so you can avoid them yourself).
Me, my wife, and my two kids all live in Richmond, VA. I moved to Richmond 15 years ago (born and raised in Florida) when the publicly traded homebuilder I worked for transferred me here. Cannot think of a better place to live.
It’s historic, it’s charming, it’s where I met my wife, and it’s the place I will continue to raise my family and build my company. I ain’t never leavin’!
It inspires and invigorates me. It has propelled my business exponentially. The schools are great, family values are the norm, and I feel more dialed in here than I have anywhere else.
Why am I telling you this? It’s simple: I want you to come here, so you can supercharge your business like I have. Then, I want you to go back to your hometown, equipped with a Business Plan, a Marketing Plan, a Sales Plan and a fire in your belly. Me and my team will provide all of the above.
How can I be sure you will succeed? Because I proved it to myself. Over the years, every time I reached a business impasse, I reached out to those who have mentored me and those I emulate. I spend time with them and their colleagues in masterminds, discussing my businesses and their businesses. What I learned is immeasurable. But the remarkable thing is this: I learned more actionable and profitable ideas from the participants than from the host. That’s the great thing about a mastermind — it’s the sharing, both painful and exciting, that results in profit. And those lifelong relationships, both business and personal that result.
Even today, I am a member of three different masterminds. Each of them meets four times a year for two or three days. And, except for the mastermind I recently joined, I continue to subscribe to them year after year.
Many of you have reached out personally to me to ask if I would consider taking a couple of days with you to dissect, invigorate and help reinvent your businesses. And each time, I have had to decline — not because I don’t want to help, but because frankly that time spent away from my business and my investments — and my family — well, it just doesn’t make sense. Until now.
So, what happened? (1), it’s in Richmond, where I live, (2) it’s time to help some motivated, bright investors take their businesses to the next level, and (3) I get so much out of the masterminds I belong to, that I just need to share — and learn from you!
All members will need to participate! Don’t think you can come into my backyard and sit with me and just soak up the knowledge and never give back. That is not what this is about. It’s collaborative, it’s intensive, and it will wear me out. It will wear you out, too, if you do it right. But, I really, really want to do this. I enjoy those masterminds I attend so much, and I have so much to share — and so much to learn!
So I commit this to you: I, Frank Cava, solemnly swear to give it my all. And, of course, I expect you as a participant to give your all, too. Trust me, if you accept my invitation and sit during the sessions like a bump on a log, soaking up all the wisdom, vision, ideas, contacts, and tactics that me and your fellow participants share with you, and never give back, I will ask you to leave. I have seen people kicked out of masterminds for that a few times, and it isn’t pretty.
At this point, I am committing to doing this only once, and we will select only 7 investors to participate.
For my part, I guarantee to you: if you don’t double your investment in this mastermind through ideas, relationship, business arrangements and strategies within a year of attending, I will work with you until you do!
I further guarantee to you: if at any time, at any session, you don’t feel you are getting 200% of the value you expected, pull me aside and say, “Frank, this just isn’t working for me. I want out,” and I will return a prorated portion of your enrollment cost.
Wait! I forgot to mention another thing. You will have homework. Before each session, you will be sent a list of items to bring, worksheets to complete, assessments to share, challenges to overcome and topics to discuss. You don’t bring them; you don’t have a seat at the mastermind table.
Discipline One — the Business Multiplier. This is the basis, the foundation upon which the other disciplines are built. Whether you are just starting out, or have had a business for years, we will make sure we all understand the basics. Things like the right software for accounting, marketing and sales, how we capitalize our businesses, how we give our customers the right experience, and how we network, build a power team, plan, measure and hire. And more. Do we each have the right entities created to protect ourselves, our families and our businesses? Are we using the right time management strategies to help us get more productive work done? Are we managing our real estate investments ourselves or do we use a property management firm. What works for whom and why? No book teaches this stuff. We all learn from each other.
Discipline Two — the Marketing Multiplier. You might be a broker, a lawyer, a real estate investor, or plumber. But if you want to grow your business, we all are in exactly the same business — we need to perfect marketing. If you don’t think about marketing, you don’t have a business. It is as simple as that. We will share our experiences, successes and failures in analog media (print, tv, radio, mail, etc.), and digital media (web sites, landing pages, Facebook, Twitter, blogging, etc.). Bring samples of what you use, what you like and what you hate. Each of us will emerge from the Marketing Multiplier with more ideas than we can shake a stick at. After we leave, it will be on us to implement — of course with the help of all the contacts and support businesses our fellow participants use successfully safely stuffed into our contacts database.
Discipline Three — the Sales Multiplier. What do we do with the leads we have? How do we calculate the prices we are willing to buy a fix and flip? What scripts work? What do I do if I am socially awkward? From your best practices to our scripts that help us close more than 400 properties a year, the Sales Multiplier will.
Don’t get me wrong, I will be in charge. If you know me at all, you know me as someone who doesn’t shy from leading a group in a positive direction. I will facilitate the discussion, prod, coax and sweet talk you into getting the most. It’s three days of honest, sometimes heated and more times thoughtful discussion and training with each minute designed to propel you to success. No newbies allowed, no naysayers accepted, no malcontents on this team, I promise you. Cuz it’s my house, folks, and what I say goes.
We will talk sales, we will talk presentations and we will talk real estate. It works, and so will you.

All will be recorded, and you will have the recordings sent to you after you attend. And if for some reason at the least minute you can’t attend, you will get the recordings anyway.

Let’s see… what else. We will have guests, professionals, marketing gurus, and lawyers for short stretches (:)). There will be warm up calls a few months prior to each session where we will discuss how we should prepare and what to expect. As a matter of fact, the first call was done January 15, but you will receive a recording of it — if you act quickly. There is a lot to prepare for and you won’t get it done if you don’t act fast.
